We offer a range of services to landlords. Please select the type of service you are interested in below:
Fully Managed
Ideal if you’re new to investing or are simply too busy to manage your own portfolio. We will manage your property with the same care and attention as we manage our own properties. The following list is not exhaustive but is indicative of what we offer with full comprehensive management:
- Visit you at your property to provide you with a rental assessment and to offer guidance on all areas of residential lettings; from presentation to financial matters.
- Make recommendations on presentation and guide you through the safety regulations that your property will need to comply with.
- Advertise your property on several online advertising streams and media and erect a ‘To Let’ board.
- Conduct viewings with tenants.
- Professional referencing of all tenants (and guarantors) including credit check, landlord & employer check, ID and income check.
- Draw up both written and video inventory of your property and its contents.
- Draw up legal tenancy agreement.
- Check tenants in.
- Arrange for the security deposit to be protected with the government custodial scheme and send prescribed information to tenants.
- Contact council tax department and utilities to advise them of the new occupiers.
- Set up standing orders with tenants to make direct rent payments which we will then pass to you with regular rent statements.
- Manage rent efficiently.
- Arrange for gas certificates and other safety obligations to be met.
- Arrange repair works where needed using our contacts with trusted tradesmen.
- Carry out inspections of your property at regular intervals.
- Check tenants out at the end of their tenancy and commence the process again to ensure a minimum vacant period to maximise your returns.
Fee for this service: just 10% of the achieved monthly rent plus £120 tenancy set up fee.
Please note, Clarity Lettings do not actively renew tenancy agreements, instead preferring to let tenancies roll on a monthly periodic basis. However, should landlord and tenant agree to renew for a further fixed term a fee will be payable by the landlord. The fee for this service is a one-off payment of £95.00
Partially Managed
This level of service is great for landlords who want full management of their tenants, but not so much of their property. We do everything included with the full comprehensive management package, minus the repairs; Great for hands on landlords or those who have their own tradesmen.
Fee for this service: just 8% of the achieved monthly rent plus £120 tenancy set up fee.
Please note, Clarity Lettings do not actively renew tenancy agreements, instead preferring to let tenancies roll on a monthly periodic basis. However, should landlord and tenant agree to renew for a further fixed term a fee will be payable by the landlord. The fee for this service is a one-off payment of £95.00
Tenant Finder Service
Ideal if you feel confident in managing your own property but just need a little help in finding the right tenant:
- Visit you at your property to provide you with a rental assessment and to offer guidance on all areas of residential lettings; from presentation to financial matters.
- Make recommendations on presentation and guide you through the safety regulations that your property will need to comply with.
- Advertise your property on several online advertising streams and media and erect a ‘To Let’ board.
- Conduct viewings with tenants.
- Professional referencing of all tenants (and guarantors) including credit check, landlord & employer check, ID and income check.
- Draw up both written and camcorder inventory of your property and its contents.
- Draw up legal tenancy agreement.
- Check tenants in.
A one off fee of £350 is payable upon completion of the above.
One-Off Services
Inventory Only : £70.00
Draw up both written and camcorder inventory of your property and its contents.
Documents Only : £95.00
Draw up legal tenancy agreements and associated tenancy documents.
Referencing : £85.00 per person

Property Refurbishment
Under full management we are responsible for orgnanising on going repairs, but often properties require improvement works in order to add value or perhaps you’ve made a new purchase but it needs an overhaul before it can be let. Landlords may be busy or may live far away from the property so organising these works may not be practical. At Clarity Lettings we under take light refurbishments; working with trusted tradesmen we negotiate trade discounts and can bulk buy. This enables us to project manage your refurb for typically no more than 10% of the overall costs.
